Over the past twelve months, the industry has been adjusting to changes to Part L of the Building Regulations. During this time, we've been listening to our customers and finding ways in which we can help them further. Now, as part of our monthly digital newsletter, we are introducing our 'A Guide To…' articles which are focused on working towards compliance in construction. This month, we take a look at the changes in SBEM methodology.
In October 2010, the new Part L Regulations came into practice, triggering significant changes in the SAP and SBEM methodology used to calculate the energy efficiency of domestic and non-domestic buildings.
The following modifications are now in place:
- A 25% aggregate cut in emission rates (England and Wales) and a 30% flat cut (Scotland)
- Increasing use in low carbon fuels plus significant penalties for the implementation of fossil fuels
- An updated list of fuel emission factors has also been released effecting the overall scoring in SAP/SBEM
Key areas for developers and builders to focus on will be building fabric, lighting and heating throughout their developments.
Due to the relative complexity of non-domestic dwellings, it is clear that substantial changes have been avoided to allow for flexibility in design.
Room definitions and energy use data have also been modified within the new SBEM methodology to bring it in line with new technologies and modern methods of construction. Natural lighting considerations have also been altered.
One final change made is the addition of interim reports for handover to contractors involved in the construction of the development. These have been introduced to minimise confusion between developers building a 'shell' and fit-out contractors.
Having your SBEM assessor involved from the design stage is crucial for ensuring your plans are fully compliant from the beginning, thus removing risks of costly changes further into the build.
