PG Surveyors offer Building Control services to a whole range of developments, from single unit developments to large scale mixed use developments. One of the larger sites that we have been working on is Woodberry Down situated in Hackney, London, alongside the nationally recognised developer, Berkeley Homes.
The Site comprises a 1.46 hectare parcel of land situated within the Woodberry Down Estate, located in the northern most part of the London Borough of Hackney. The Woodberry Down Estate was a former London County Council housing estate developed primarily in the 1940's and 1950's. The Site is bordered to the south by the New River and Stoke Newington Reservoirs. The first phase involves the construction of 7 residential blocks of varying heights between 5 and 27 storeys high, offering a mixed tenure of 498 residential units in total. This comprises private market housing, social rented and intermediate units. Community and retail facilities are provided at ground floor levels, with landscaped open spaces and courtyard areas between the blocks. A basement will also be constructed which will include car parking, refuse and plant areas.
Construction methods vary across the site in response to the different building heights and façade treatments. These range from traditional brick elevations to the lower-rise units, to pre-fabricated unitised cladding to the Tower and other taller Blocks. The Energy Strategy includes centralised gas-fired CHP plant with district heating/hot water provided to all units. It has also been designed to achieve a Code for Sustainable Homes rating of Level 3.
As well as winning Large Development of the Year Award for the PG Excellence Awards 2010, Berkeley Homes also achieved Overall Developer of the Year showing their pedigree and quality of build.
PG Surveyors worked closely with Berkeley Homes during the early stages of the project, attending design meetings when required and offering consultancy on a range of issues.
Dean Hurrell, Technical Manager at Berkeley Homes, commented "PG Surveyors has been extremely helpful and swift to react to any issues which have arisen during the construction process. PG Surveyors have also used our own Extranet site to obtain information for the plan audit which avoids the need for paper drawing issues, and the need to upload to other sites.
Finally they have assisted in ensuring all relevant paperwork has been issued in a timely manner for recent handovers which was fundamental to impending occupations."
